What Is The Process?


Site Design

Property lines and Zoning setbacks are determined or reaffirmed. The site is assessed for existing specimen trees and forest floor plants. The existing drainage patterns are established and soils types are assessed. Locations for access road and utilities are determined or reaffirmed.  Well and septic locations are determined or reaffirmed and laid out. Site lines are determined within the existing landscape. Prevailing winds, winter storm protection, summer shading, are all factors considered in the site design. A third party or existing engineer/site evaluator is contracted to corroborate the site analysis and/or changes to the existing site plan design, and to assist in the permitting process. Plans are compiled for the site development if there are no plans of record, or existing plans are amended if needed.

Permitting
All Notice of Intent and building permit applications are submitted or amended as applicable with the local municipality. Erosion control plan is submitted. Dig Safe, Utilities, Radon, and Sewer applications are filed as applicable.

Site Development
Precautionary measures are taken to assure there is no intrusion or damage to green space areas of the site. Heavy machinery is limited to specific zones of construction. Erosion control mitigation systems are put in place. Site construction logistics are worked out with contractors.

To site the Structure tightly on the land requires comprehensive planning and some deviation from conventional land development practices. Those adjustments do take back a small to moderate percentage of the savings realized in Low Impact Land Development.
